Not all real estate agents are the same. If you decide to seek the help of an agent when selling or buying your home, you need some good information before you make any moves. An agent can cost, or save you thousands of dollars!

There are very specific questions you should be asking to ensure you get the best representation for you needs. Some agents may prefer that you don’t ask these questions, but the knowledge you’ll gain from their honest answers will give you a very good idea about what outcome you can expect from using this agent. And lets face it – in real estate, as in life – not all things are created equal.

Here are the top three questions you should ask any agent you're considering using to sell your home: 

Question #1 - What makes you different? Why should I list my home with you? It's a tougher market than previous years so what unique marketing plans and programs does this agent have in place to make sure that your home stands out favourably versus other competing homes?

Question #2 - What is your track record and reputation in the market place? There's a lot of "boasting" going on in realestate so the question is "why should you care"? You should be asking how many homes they have sold, what they sold for above asking, and how quickly they sold them. 

Question #3 - What are your marketing plans for my home? Most agents will rely solely on the "marketplace" to list and sell a home. Good agents have proactive lists of buyers already looking for homes, just like yours so ask them to show you how they will find more buyers for your home.
